"What is a Development Permit?"
A Development Permit is a crucial document that allows for the development of a project, specifying that the design of your project is permissible on your parcel of land. For instance, if a client wishes to build a triplex, the Landuse Bylaw will determine if that is allowed. "What are your fees?"

"Do you handle the permit applications or do I?"
At RMH Drafting & Consulting Ltd., we can manage the Development Permit process or assist you in handling it. Our preference is to apply for and manage the Development Permit applications ourselves. However, for the Building Permit application, it is often more efficient for the general contractor to take the lead, as they can provide specific details more effectively. We are fully capable of completing both applications if needed.
"What is the Development Permit process?"
Once the drawings for the Development Permit are completed, we submit the application to the City of Calgary. The Development Permit process consists of two main sections: 'Approval' and 'Release'.
'Approval': Typically, it takes about 4 weeks or more to receive initial comments from the City of Calgary regarding the Landuse Bylaw. For simpler projects, these comments are usually minor, while more complex projects may receive detailed feedback. RMH Drafting & Consulting Ltd. will address these comments in collaboration with the client to implement any necessary changes, which are generally completed within a week and resubmitted to the city for approval.
'Release': After the permit has been approved, the Development Permit will be advertised, including a notice in the newspaper and a sign on the project site. This phase allows the public to appeal the City’s decision regarding the Development Permit application. After a mandatory two-week advertising period, if no appeals or prior release comments are raised, the Development Permit is officially released, allowing the project to commence.
